Meet Us
We would love to meet you in person—or by other means—to hear about what you want to create for your dream home. Haven’t even started the dream process? That’s okay—we can help! During this meeting, we can also give you an estimated build cost based on the approximate size and style of the home you want.
This estimate provides transparency so that you will know what you’re getting into financially before spending a lot of time and money on floor plans, designs, and engineering.
Financing
Once you figure out what you want to spend on your home and create your budget, you will need to determine how much you’ll need to borrow from a lender, if any. For those needing a loan, talk to a lender to find out what amount you qualify for and your financing options.
Pick a Spot
We know this can be the hardest part of the process—finding just the right piece of property to create your dream home can be challenging!
It’s important to remember that the size, shape, and topography of a lot will impact the type of home you will build. For example, if you spend half of your total budget on a lot, then your spending plan for building your home will be smaller. The same principle applies to a mountainside lot with great views; there will be excavating and retaining wall costs that will limit your home building budget. Or maybe you want to build in an area with high underground water tables—you might not be able to have a basement.
In short, we always encourage you to secure a property before you start the home design process and will gladly look at potential building properties with you to help determine if they are the right fit.
Drafting & Engineering
Once you have a place to build, it’s time to start designing. We can lead you through this process with a designer we know and trust, or you can work with a designer of your choice.
Either way, we love to be a part of this process! We can be there to help with design decisions or give ideas and recommendations from a builder’s point of view. Once you finalize the architectural design, it will need to be structurally designed by an engineer. Again, this can be one of our trusted associates or a company of your choosing.
Cost Breakdown
After we receive an engineered set of floorplans, we can provide you with a detailed cost breakdown for your home. You can also give our cost breakdown to your lender to complete the financing process. If they accept the cost estimate and any terms or conditions, we can move forward to the building process.
Building Permit
Once you have your engineered set of plans done and your financing in order, we can apply for a building permit.
Cloud 9 Creations will completely handle the building permit process. We will submit an application, the floorplans, and a few other necessary documents to the building department of your local municipality. This process usually takes 2–4 weeks, after which we pay for the permit and can start to build!
